Considering a Custom-Built Home or a Spec Home?
There are generally two approaches to purchasing new construction. Buying a spec home is a different experience than building a custom home. A spec home is built on a lot owned by a builder and while a buyer can typically place a spec home "under contract" at any point during the construction process, the buyer does not own the house until construction is finished and settlement is complete.
Some buyers prefer to purchase their own property and work with an architect and builder to construct a home that's uniquely tailored to the buyers' needs and style. While that allows a buyer the opportunity to select the floor plan and all the finishes, that process tends to be more expensive and time consuming than purchasing a spec home.
