New Construction

The aging home inventory in lower Montgomery County has created a market for new, infill builds or “tear downs” as they are commonly referred to. Cheryl has a thorough understanding of the new home construction process, having represented builders, new home buyers, and clients building custom homes. She has experience helping homeowners sell existing homes as land, and has assisted builders and end users with lot acquisition.

Buying a spec home is a different experience than building a custom home. A spec home is built on a lot owned by a builder. Some builders are willing to accept an offer during the construction process, allowing the buyer to customize the home to reflect their own taste. Others wait until the home is complete before offering it for sale. 

Some buyers prefer to purchase their own property and work with an architect and builder to construct a home that’s suitable for the lot. While that allows a buyer the opportunity to select the floor plan and be involved every step of the way, that process tends to be more expensive and time consuming than purchasing a spec home.
